There is a property for sale that I like, I think it can make a good rental. The owner warned me it may be squatter occupied, and I went to look at it myself, it bad clothes hanging and 2 locked doors that I assume someone was living in. The owner seems unwilling to evict the squatter, but is willing to lower the price. If I purchased the property how long, and difficult would it likely be for me to evict the squatter? Property is in Mississippi

Hello all. I like to invest in real estate, I have flipped a few properties, and I got a real estate license mainly to gain access to the mls. I renovated a house recently and I’m contemplating rather I should list it and sell it myself or hire a realtor at my office and just get a finders fee. I have no prior sales experience and I’m concerned that may stop me for selling for the most money if I list myself. Any opinions will be greatly appreciated.

Is there an app or anything that would allow me to save the receipts for the projects I do? how do you save your receipts? Or does everyone just use a big folder?

I'm having a crew put on a new roof, but it has been raining a lot. weather should be good tomorrow but rainy the day before and well into the night. assuming it doesn't rain during the new roof installation, is it ok to put the new roof on soon as the rain stops?

it's a 2 bed 1.5 apt, in a lower class area. I could get ceiling fans installed in the living room and both bathrooms for a total of around $500. thoughts? worth the cost?

Hey all.  I'm removing all of the old Sheetrock in a home, and I notice the walls and ceiling have no insulation. Insulation is expensive and I'm wondering if i should pay to add it or just go back up with the Sheetrock. It's a small house in a lower priced neighborhood

Does putting furniture in your flips seem to make the home sell faster or for more money in most cases? And when not furnishing the home do you always atleast include appliances? Stove, refrigerator, microwave
