@Bruce Woodruff 100% the answer I'm looking.... a solid GC, has a 20-25% markup to oversee work. 

I've never done a flip. Just starting to ever so lightly tread into the water.... I literally travel all over the world for work. I can't always be there for my projects, so as I'm trying to implement a system that allows me to always factor in a GC.

I've done enough personal home projects to know, if I find a deck company it'll be 2k, but a GC will charge me 2.5k to over see it... I just wanted a general industry over view of markup.

@Obed Calixte that's understood... GC's get paid off of the work, not a flat rate... but in your experience, would you say that window of rate is generally 10%-20% project depending, or more towards 15%-30%?

@Peter Mckernan Copy.... it's a "% based payment" off scope of work. 

In your experience, do you have a range that is charged? 10%-20% based on size?

Hello BP Community,

I want to start flipping homes in my market, and potentially out of state, and I want to know how to budget for a General Contractor. For the first few, having a GC work with me, I think it will allow me to get a better understanding of how to recognize scope of work.

That said, how much are GCs charging for home flips?
