Thanks @Lance Lvovsky and @Dmitriy Fomichenko. I guess I never considered a remote tax preparer. I have asked other colleagues locally - but it's February and I'm late to the game - my own fault !

Hello BP,

Shot in the dark but can anyone recommend a Tax Preparer and/or CPA with experience working with real estate investors in Pennsylvania - specifically Harrisburg, Carlisle, or York areas ? My business is primarily buy & hold and with the growth and acquisitions over the last year - I want to utilize a tax preparer that has experience working with real estate investors.

@Quincy Adams this is one of the worst sections of Hbg. Crime, drugs, poverty. Honestly I don't think it would be worth the headache.

David - thanks for the post. Slightly off topic but do you have experience in the cash out refis for commercial properties ? In your experience Is the lender's determination of property value mostly driven by NOI/Income approach ? Certainly the physical characteristics and condition of the building factor in as well....

To clarify - Yes I have reviewed the leases, Yes there are security deposits, Yes my sales agreement states the pro-rated rents and deposits transfer - my question is what it the best/cleanest METHOD to transfer the security deposits. Thanks !

Hello BP,

I will be closing on a multi-family in PA in 2 weeks. Wanted to get input and feedback on your experience regarding pro-rated rents and security deposits. In Pa - the security deposits must be held in an escrow account. In speaking with my title company - they advised that the pro-rated rents (closing mid-month) can be shown as credits on the settlement statement and I am fine with that. Security deposits seem to be a bit more of a grey area - it seems to me the Seller could issue me a check during closing and I can deposit into escrow account. Open to thoughts/experience/recommendations.....Thanks !
