I live in Hendersonville, but I have a rental in Murfreesboro that cashflows very well. I have been looking at investing in Hendersonville near my home, and from what I can tell, the cashflow can be very good, but it's difficult to buy below market because so many people are moving to Hendersonville. But if you find a place, the rents are really good.

If the rent is paid and the property is in good shape, leave well enough alone. Speaking as someone who is a landlord now but has been a tenant in the past, landlords who are overbearing will drive good tenants away. As a tenant, I always paid my rent on time and I always kept the property in good shape. So I expected to be left alone as anyone would in their home. The more at home someone feels, the better they will care for the property and the longer they will stay.

I have one in Goodlettsville and one in Murfreesboro. I just bought my primary residence in Hendersonville, and I'd like to start investing closer to home once I'm finished with the improvements on my primary. My family is from Gallatin so I'm very familiar with most of sumner county. Is that rental working well for you?
