Hello all,

I just wanted to share where I am in my investing journey. I am about to sell my current house, and use the money from that to purchase a duplex and another SFR for me and my family to live in. I am so blessed and thankful for the people of BP and everyone else that contributes to this community. I am using a few tips and tricks I learned throughout my research and exposure to BP.

My current home is a live in flip basically, selling it to buy another live in flip. That purchase will be made by using a VA loan, so I wont be using any money from the sale of my current property which is all going into a fully rented/ remodeled duplex that will cashflow about 400 dollars instantly.

If for whatever reason I come up short I have already secured private funds to use as the down payment to make it work.

Just too excited about all this not to share.

My wife and I are wanting move to be closer to work. We currently have a Single family house that we would like to rent. The only problem is average rent is about 200 less than our mortgage. The market to sell however is very good. looking to sell it for 30k+ than what we bought it for a year ago.

We want to keep it and rent but the numbers don't really cash flow. Is this a clear enough sign to sell or has someone else been in a similar situation?

@Bernie Neyer Thanks for the heads up. I have been having issues with the profile section. I did have a location listed but whenever you edit anything on the profile the location gets deleted. Should be good now.
Hello I am a first time investor and found a good deal if i can get it at the right price. My question comes with the financing. My wife and I are going to BRRRR this property but the mortgage lender is saying that since im a first time landlord there are more strict rules with financing. I was wondering if financing through HML for a year would allow me to qualify and not ve considered a new landlord?

Hello everyone. I am very excited to be here and be a part of this group of motivated people. I have recently finished up my tour in the Navy and am now focused on real estate. My wife and I have been wanting to invest for a while now but our nomadic life prevented it. But now I am ready to hit the ground running. We are looking at the BRRRR method and tradition buy and hold options as our primary strategies. Thanks to BP for this awesome platform.
