Yes and yes, I have always done traditional financing in the past but would have to get the seller to carry the note to obtain all three. I just don't have the down payment to handle all three. The seller has an agent so I know that will make it tricky to get seller financing but don't know until you try.

  I am looking at 3 duplexes in the NW part of OKC. All of them owned by the same owner. I am wanted to find an agent or real estate attorney that could help me structure a deal. Please let me know if anyone has any suggestions.

Yeah, having at least that much equity is nice. Advertising, I use zillow which I was able to get a several leads off of it but what worked the best was just putting up a sign in the front yard. One thing I did learn when rented out my last one was advertising  an open house on the weekend. Placing the time and date on the yard sign as well as on Zillow. This helped me a lot on getting stood up on appointments as much plus made it a competition to the potential renters when they see other people looking at the house too. It seemed more the half the time I took a phone call from a person wanting to see the house they would not show up when it was time to meet.

Hello Thomas, So far it's been okay. Started out kinda rough with the first one. Had to evict the tenant after about 3 months of them living in the home. The bright side to that it was a good experience to learn how to evict a tenant. So far the tenants I have in both homes now are good ones. Lesson learned there is screen your tenants and much as you can. I too would like to find more rentals to buy in that area if I can for the same reason as you. The two I have are in the same neighborhood and are easy to rent out because of there location. The issue I run into now is that both properties were homes I bought to live in and the home I purchased on the NW side of OKC is a home that I plan to be in for a longer period. I still want to grow my portfolio of rentals but banks want at least 20% down. At the moment that is what I am working on but it sure would be nice to figure out how to get around that issue.

Hello, 

My name is Brandon Maughan and I live in Oklahoma City. I own two rentals that are single family homes in southwest part of Oklahoma City. Looking to network with people to invest in more buy and hold properties. Besides being a part time landlord, I own a music school located in northwest Oklahoma City where I just purchased the building it's located in last January. Slowly fixing the property up to hopefully rent out as well in the future.

I have listened to many of the bigger pockets podcasts for several months now and I'm very excited to see who is in my community to network with.
