This question is addressed in David Greene's book "SOLD: Every Real Estate Agent's Guide to Building a Profitable Business." A book that has helped me massively in my first 3 months. Among many other things, he said "Which broker you choose has a relatively small impact on your overall success." 

- Cheaper is not always better

- The tech a broker provides will not automatically make you successful

- Ensure that your brokerage has solid training programs and SUPPORT

I chose my broker because one primary reason. I made connections to the realtors that worked there. 2 of the realtors in my office helped me by my first home last year. I built rapport with them and because I now work in the same office as those 2 realtors, they get a small hiring incentive with every transaction I make. It is quite literally in their best interest to help me be successful. I'm not suggesting you buy a house to build rapport with realtors. Simply meet people, build rapport, and provide value to them. There will be plenty of people willing to help you if you help them.

My father, uncle, and aunt inherited my grandmothers house. The house is paid off and a stones throw away from a hospital, local college, and downtown area. They want to be hands off and sell the house. I think the house is too valuable to turn over to a flipper and be done with it. I just closed on my own condo last week so I don't imagine that I'd be approved for another loan anytime soon nor could I occupy the house myself. My sister just refinanced her condo. She like me has more $$ to invest. I think if we could acquire the property we could get a renter in the home, and in two years cashout refinance my condo to pay for renovations of the property of interest. Could anyone offer any expertise/advice they had in previous experiences? How could I buy this place? How could I structure a deal that satisfies the needs of my relatives? Is it possible to get financed and under contract?

First house hack, located 2o minutes south of Seattle, closing soon. Am already thinking about what the next deal is going to be in 1, 2, and 3 years from now. Any suggestions for leveraging this property for the next deal?
