I am looking in Davis County. I grew up in Bountiful and live in Centerville and am familiar with Bountiful, Centerville, Farmington areas so feel more knowledgeable in values, etc. But how do you BRRRR in this Utah market with home prices in the hundreds of thousands even for a "good deal". I am indoctrinated in BRRRR listening to Bigger Pockets but paying cash for a distressed seller or purchasing from wholesaler still requires so much cash. How have you or how do you make this happen in this market? I would love to get started BRRRRing and stay in this market to get started. Wrapping my arms around investing in another state seems overwhelming right now. Could you refer me to any wholesalers that invest in the Davis County - Weber County market?

@Dan Gustavson I wish I could say they were “good deals”. I purchased 3 new construction and incredibly high prices. One in Farmington for long term rental. Two in Hurricane for nightly rentals. My strategy is buying new to reduce maintenance and hope to cash flow and appreciate. How are you searching and what criteria are you looking for. I continue to search and would be happy to pass along leads if it would help.

@Duane Richards Thanks for sharing. I just purchased a townhome in Davis County, near my residence. I would like to buy another but my debt to income as well as my down payment bank is diminished. How have you financed your townhome investments? I don’t want to wait another year for rental income to give lenders comfort to loan more. Are there other ways to finance these that you have found successful?

@Caleb Rigby - congrats on a great year. And thanks for the encouragement Caleb. I just started investing 3 months ago and have taken the plunge into investing and purchased 3 properties in Utah. I'm really excited. I am ready to take another step but need to get lined up with a system to BRRRR, find deals, find financing. I just signed up for the UtahREIA. I hope to network and share resources and tips. Are you aware of any other local REIAs specifically in Davis County and Washington County?
