I went on the side of caution for expenses so I’ll be good there. As for inspection, thank you for mentioning that, that’s one thing I haven’t looked into yet. Will be doing that next! Thank you.

There's a duplex for sale by another real estate investor. It has 2 2 bed 1 bath and is split. This would be my first rental property. Both units are already being rented out and they pay all utilities. After running the numbers on the Bigger Pockets calculator , my ROI is around 17%.

It’s in a decent neighborhood and has good history.

Anyone have any advice, opinion, things to ask the seller, things to ask the agent, any checklists to perform or anything ?
