Hey BP community I have a question that I wanted to direct to any experienced wholesaler that are located in Ga, and ask what would be the correct way to go about obtaining a probate list from the court house? If anyone has any experience w/ this and would be willing to share some suggestions w/ me I would greatly appreciate it! Thanks

@Don Konipol Hey Don I appreciate you clarifying the term wholesaling for me, and I definitely didn’t mean any disrespect by calling it an investment strategy, but I appreciate you pointing out the detailed and distinguishable differences of how it is an occupation, and why it doesn’t fit the criteria of real estate investing because I would have never known otherwise man ha!

Btw do you know of any creditable sources you could recommend to help me find some legitimate P&S agreements? Because I would really appreciate that! Thanks again for for your help man!

Hey BP community I am new to real estate and I have am become very interested in using wholesaling as an investment strategy. I have currently been looking over several purchase and sale agreements used for wholesale deals, and I wanted to ask if anyone knows if the seller holds the funds for the earnest money deposit; for the property under contract, or is it given to a third party until the deal is closed? Thanks for your time and I’m looking forward to your replies!

@Shannon M.P. Lewis

Congratulations on purchasing your first investment property and welcome to Biggerpockets. I am currently trying to purchase my first property as well and still very new to investing but I wanted to ask you if it was difficult to find a lender to give you an investment loan without having other investment properties?

Hello @Jerry Padilla this is a very informative post on the homestyle renovation loan and I appreciate you posting this. I’m interested in using this loan to finance a investment property and I had a question regarding how funds for the repairs are distributed. Can draws be made before the repairs are started or can they only be made after the repairs are inspected? I appreciate any info you could share on this, thanks!

Post: BRRRR Strategy tips for beginners

Hey Bigger Pockets Community I'm looking to utilize the BRRRR strategy as my vehicle for investing in real estate. I was wondering if anyone has any experience with this strategy and if you have any advice for someone just starting out wanting to use this strategy. What was your process before the property was purchased to set it up for a BRRRR, and how did you go about putting this strategy into action once the property was purchased. Any advice would greatly help, Thanks!!
