I'm looking for a partner to fund renovations and buy out my contractor. Investor will take ALL Cashflow (minimum 20%) until loan is repaid in 1-3 yrs (negotiable).

These are 2 Lake View Midterm Rentals in the Woodlawn Lake Park area of San Antonio, TX. Centrally located 10 minutes from Downtown, The Pearl, Medical Center and several Universities. Scopes of work and comps available upon request. I will manage turnovers/tenants. Once the property is performing, I will cash-out refinance and pay back loan. Thanks

It seems RentRedi does everything Cozy does except it helps you advertise vacancies. Does anyone have a preference or recommendation?

@Justin Anderson Great ideas, thank you. I would like to seek out an interior decorator to help develop a theme and color scheme, then I can help find appropriate furniture and nick nacks.

Hello, I recently purchased a triplex next to Woodlawn Lake in San Antonio TX. The property has a separate unit with a lake view that I am planning to renovate and convert to a short or midterm rental. The unit will have new foundation, plumbing, electrical, HVAC, W/D, so maintenance will be very minimal. What should I expect as far as upfront costs for having an STR property manager help design the layout and furnishing?

@John L. Jass It took me 3 months. But a lot of that time was trying to get an appraisal because no one wanted to go into an occupied property because of the virus scare. First I had to pay $600 for a HUD consultant to do a 203K inspection and create a scope of FHA required repairs. Then I took that list and had 3 contractors come to the property and give me a bid. These contractors were referred by BuildZoom.

@Breelon Bryant Any contractor can get licensed for 203k with a stack of paperwork, contact BuildZoom, they should have some referrals. You do need your scope of repairs from a HUD Consultant first though.

@Omid Torkian Hi Omid, good plan. I just moved here last year from Orange County and jumped in myself. Was going to a lot of multifamily networking events before chaos hit. I can compare notes if you’d like. PM me.
