Hello fellow Kansas City investors!

I've recently done a couple investments around KC, but the contractors I used for various professions burned me and cost me precious time and money. I'm looking for a reliable, reasonably priced contractor(s) in most areas, you know your typical electrical, plumbing, HVAC, interior finishes, etc.

Any recommendations are welcome as I'm looking to overhaul my contractor contact list as I move on to my next investment. Good contractors seem to be hard to come by, and the good ones know that good recommendations lead to repeat business and are kept busy by others or do not advertise. So if you would, please advertise for them! Thanks in advance!

Hi there!

Just got a question about what the capital gains tax rate is on selling investment property is these days? Not sure I know any more with the tax law change this year. I've only purchased investment property to this point but may be looking to sell some in the near future.

Thanks for all the suggestions and ideas. I just wanted to make sure that I'd exhausted the more conventional or known paths to coming up with a down payment for an investment that size. I hadn't thought of any form of seller financing...just forgot about it after being shot down enough times. The guy doesn't seem like he's in any hurry to sell it so he may actually be in on an idea that get's him more money on his sale. There really isn't any value add here though, so paying any premium really hurts the ROI.

I'm currently doing a couple ELOCs w/ penfed.org. rate was 5.75% variable APR. process was pretty simple and quick so far, think they lend everywhere except TX too

Hey everyone!

So I know this already sounds like the question that's been asked forever in the real estate game, but how can someone come up with 25% of these multis for down payment? In this case, it's looking to be about $325k. I know this question gets asked a lot, but to me I don't think I've heard any real answer yet. They say to ask friends, family, talk to co-workers...for various reasons those options either aren't available or not realistic options. And I'd prefer to not have a dozen people make up the $325k. I don't have enough equity in my other properties to cover this, nor do I have enough properties (yet) to move to a portfolio loan. So how does one come up with this kind of cash? crowdfunding site (never worked w/ those before)?

And then, once past that hurdle and because this would be a whole new level, what kind of bank do you go to to get $1M+ in financing? I'm working out of the KC area.

Post: increase in home ownership telltale about renting?

Just read this article about a trend that has formed about an increase in home ownership, and I do think there are some good points made here about the younger generation finally getting married and now seeing a shift from renting to owning. I also realize it's natural to regress to the average as the rental market has had a spectacular run for the last 5+ years.

How much of a concern is this for others? I'm kind of just getting started and wondering if I should slow my roll.
