I owned/operated a 24 unit motel for 8 years, and sold it 5 years ago for less than 2x room revenue on a contract for deed. My potential buyers had a tough time finding financing, and we were so busy with our other business that we offered financing just to get out of the day to day responsibilities of the property. I’m sure there’s a ton of paid off small motels that would be happy to provide seller financing, assuming you could agree to terms.

Is that normal to sell for 2x multiplier? that seems low, what was the revenue on that and net profit?

Revenue hovered around $200k, with owner/operator profit around $70k. If the property was in a larger city it would have sold for a higher multiple. We originally priced it at $550,000 and dropped the price twice before selling at $375k.

@Brandon Jacobson still active on the site? I'm a buy/hold investor from Southern MN.

Not active on the site, but I'm actively investing in Rochester. Where are you investing? I'm sure most areas along I90 near fairmont have excellent cash flow.

Hello all,

My name is Brandon Jacobson and I am looking to broaden my knowledge on real estate investing. I grew up in Rochester, went to college in St. Paul, and now live in New Ulm. I currently own a motel in New Ulm, but I'm interested in transitioning into a more passive real estate investment as I spend more time focusing on my eCommerce business. I'm interested in connecting with other Minnesotans, hoteliers, and others who have aggressive and attainable goals in life.

I spend my time (and would like to invest) in these Zip Codes:

55902 55904 55906 55901 56073 55113 55125 56073 56001 56452

Thanks,

Brandon
