I'm a full-time landlord/painter. I should be able to comfortably drop the painting jobs in the next 2-3 years. I love the flexibility of being self-employed and the idea of amassing millions in equity over the next 2-3 decades drives me to keep moving forward!

Why do you need an agent when you've already found the house? You need a title company and an attorney more likely.

While I do own a miter saw, I prefer to use a cordless jig saw to make my cuts. Laminate seems to wear a miter blade out pretty quick!

What's the reason for using a voicemail service other than the voicemail on your cell phone?

Yeah mine are closer to 1.5% id say on average. I buy with no cash down so my return of capital is pretty quick in most cases. At the point the return is infinite.

Most people here use the 2% rule, which is the same concept.

I live in a town of roughly10,000 people and all of my properties except one are within 5-6 minutes from home. The other one is about a 25 minute drive and I hate that drive. Every time I think about buying a property outside my town I remind myself how much I hate driving to my triplex 25 minutes away!

One more reason to never accept cash! While were on the subject of strippers and cash....if you're planning a trip to a strip club please remember to get your ones from the bank before you go vs. getting them at the club. Once the ones get into the strip club theyre recycled MANY times before they make it back out. YUCK!
