A poll is kind of useless if you’re asking people from all over the country what they’d do. Markets are local...some markets it’s makes sense to buy SFR...others MF....others nothing makes sense.

That said....if I were new...I’d stick it in the bank and learn to invest without using it. If you can do that, you’ll never have a problem making money in RE.

If I had a $100k to invest I would do a forum search on what to do if I had a $100k to invest. There are probably more threads on here with the subject being “what to do with xxx dollars than I have units.

Joel Owens I agree with that...I’ve avoided brokers/RE Agents when amassing my current portfolio for those reasons.

@Jeff Kehl most of my residential purchases were from landlords that were either ready to retire, already had or just wanted to be done with the management for one reason or another. None of them were financially distressed. 

My 12 unit sellers were two partners that had been trying to sell for a few years. The property was physically distressed and as you said...I rehabbed and rented to better quality tenants for my turnaround. 

My 16 unit deal was a seller who was super savvy and wanted the structure to help with tax planning vs having the headache of a 1031 and another property to deal with in his retirement years. 

I have no doubt the commercial (multiple asset classes) deals are out there. They’re likely just a bit harder to find.

Chris Koeppel reading your post has me a bit confused but this is what I’m hearing... You were attacked in a separate situation You approved some tenants to move into your place. Signed the lease. Then during the move, their dog attacked another dog at their old property. They’re currently renting and living at your property and they no longer have a pit bull? You can go either way if that’s correct.... If that’s they’re otherwise good/ok tenants I’d probably review the information and have a discussion with them. Keep an eye on the situation and make sure they understand that you will evict if their is a dangerous breed on your property at any time during the lease. If the report shows that the pit was owned by someone that signed your lease and you have a clause that states that you can terminate for falsifying the application then you shouldn’t have any issue with the eviction.

I’ve recently sold one of my occupied SFR’s and I was completely honest with them through the whole process and they’re staying with the new buyer.

I do occasionally buy new appliances. For example...I have a 16 unit complex that is all two story townhouses with the washer and dryers being located on the 2nd level. I just replaced my first dryer yesterday and opted to go new because it’s not nearly as easy to move one in or out as compared to swapping a stove or fridge on the first level. I also go with new dishwashers. Stoves and fridges I almost always purchase clean used ones.

It’s a rental....are you going to buy brand new appliances EVERY time you have a turnover? Of course not. Find some good used ones on the Facebook marketplace from homeowners that are upgrading.
