Thanks Graydon, that's great advice! I've been struggling with which route to go, as of now, my partner and I are leaning towards the MFH option. Pending we find a good deal.

Hello BP!

Myself and a good friend of mine are new to the Seattle, WA area and are looking to team up and acquire our first property. As we are both new to REI and are both interested, we felt like it would be best to start the journey out together. We would both like to owner-occupy the residence and are stuck between house hacking or find a MFH that we are able to rent out as well.

From people with experience, how do you typically structure deals you have with a partner (i.e. mortgage repayment, title of property, etc.)??

Hello BP Community!

I have been doing some deal searching and have been able to come across a few duplexes/triplexes/fourplexes around the Seattle area. A few of these have long term tenants and have one vacancy which is perfect for a owner occupied investment.

I would like to live in the vacant unit and manage the tenants that are already in-place, however I do not have the necessary down payment in order to acquire the property on my own.

What are some strategies/deals I could use to purchase this property and how are they typically structured?

Any help that can be provided would be greatly appreciated!

I am 23 year old recent graduate from Houston, TX and a new member to the Pacific Northwest working full-time for Boeing and am extremely excited to join BP and begin my real estate investing career. I’ve listened to podcasts, read books and forums and attended many classes and have decided that NOW is the time. I am a very hands on learner and would love to witness first-hand the process for acquiring property. I have not found my niche yet as to which investment vehicle is right for me but really would love to shadow to see what is best fitting.

I am seeking guidance in the Seattle area from someone that would allow me to share the experience of buying a property to learn as much as possible and get the ball rolling on my investment career. I am quick-learner and would love to help with any legwork associated with acquiring a property. I am looking for a mutually beneficial relationship and would love to meet up in person to establish a partnership.

Welcome @Brandon Harris.  If you're going to start flipping be aware that it isn't as easy as they make it look on TV.  It's good that you're starting early.  Start reading everything you can here.  Listen to the podcasts while you are commuting everywhere.  Even listen to the ones that don't talk about what you're planning so that you can immerse yourself in your new endeavor.  You pick up great tips about flipping even in the pod casts about note buying and selling because maybe the guy who does that used to flip, etc.  

Also, since you're still young, I would encourage you to stay out of non-property debt.  No cars, credit cards(except what you need to build credit and pay for your property expenses).  These things will drain you of valuable resources including the debt to income ratio which will possibly prevent you from acquiring the properties you want.

Also, while you're flipping the house, learn from the contractor how to do certain types of repairs so that you can do them yourself until you get too many deals that it isn't feasible to do yourself.  Also, get good at estimating repair.  Learning how to do certain things will help you figure out some of those costs so that later when you're just bidding them and contracting out the work, you can make realistic estimates.

A flipper will live and die by their ability to buy low enough and have a good handle on expenses for rehab. Also you'll need to learn how to estimate a good ARV. A realtor can help, but i've found that many are just not good at doing that.

Hello BP Community-

I am a recent college graduate from North Carolina A&T State University and new resident to the Seattle, WA area. I am new to real estate investing and would love to learn from a mentor that was once in my shoes. I understand that real estate is not a "get-rich-quick" scheme and takes hard-work and patience. 

I just want to make sure that I am following the correct steps to start / finalize my first deal as well as which investment vehicle would make the most sense.

Hello everyone!

My name is Brandon. I am a recent college grad and a new resident of the Seattle, WA area. Since a young age, I've always had an entrepreneurial spirit and have looked to ways to "flip" my money. Now that I am working full-time in Corporate America, I hear and see co-workers that work until they're 60 and still do not have the means / funds to retire. My goal is to retire at 40 and live life to the fullest and I know that is only capable by finding alternate passive sources of income.

I've spent the past 6-8 months researching and learning more about Real Estate and am I am now joining BiggerPockets to learn more from people that were once in my shoes. I would also be interested in working with someone who is experienced and willing to help a young person learn along the way!
