Awesome thanks for the help guys . I really appreciate it. I've thought about getting my RE license lately and I've looked into schools and stuff but the money I'd have to spend before I make my first closing is a bit too much . I might just get it for the perks and not go into a real estate company. I know I'm going to get into real estate and it's going to work for me but I need a mentor . Would anyone be willing to mentor me and help me close some deals ?

Chris M. I'd love to use this on my next personal home . Do banks advertise these ? And how much could I borrow ? Is there a minimum amount of time I have to be in the house before I could sell it ?

How about the rates ?
Not that I need to close same day I understand that isn't likely but I need EM to secure the house with the company . Let's forget about the original question for a bit . What are some good places to network with other investors . I've tried "investors" meetings and so far I keep getting sucked into sales pitches and no real investors . What are some things I need to know before I go out searching for lenders ? What are some good things to talk about ?
I work with a wholesale company and its basically first come first serve . Whoever has the money in their office first gets the deals . They find great houses for 65-70% below ARV . The numbers work. I just need to be able to get them the money fast. Even if I don't use them and go with another wholesaler id like to know the money is there . What can I do to better my relationships with private money lenders . I've looked into HML and I dont have the points available that they need to secure financing . I appreciate all the tips .
Up to you . If you wanted to split it 50/50 you can write it up like that . Or if you want to borrow the money for 12%APY you can do that to . It's however you want to structure it . Just make sure to write a business agreement up and keep it legal . Money ruins relationships faster than anything else.
I've lost 2 fantastic deals because I couldn't get the funding in time . How do I find a private money lender who could work same day transactions and build rapport with . I'm thinking about adding an equity partner or going in on a project together . How would you guys and gals recommend I search for and connect with private money lenders ?

easier to evict her by throwing her stuff outside and changing the locks than going through the eviction process and let her stay in the house while you do it .
