@Paul Schu, after dumping roughly 9k into getting it back up to par, I've got a tenant in the home. Liberty Management is my new rental company, however, they haven't shown much promise either since the switch over. This home makes for a great rental, only problem is that I'm in Florida and can't seem to find a decent property manger in Fayetteville. I'd either like to offload it or pay it off completely.

I see this thread hasn't been touched in a while and wanted to bring it to life. I just ETS'd out of the military about a year and half ago, and I'm trying to understand EXACTLY what my options are for moving my TSP funds into a self-directed IRA. Any idea on what rate I can expect to be taxed out for this transfer? Thanks!

The entire Panhandle of Florida is an extremely hot market right now. @Account Closed is in the 30A/Santa Rosa Beach area and can attest to not only the tourism, but the sustained growth that is expected to continue in this area. Each market has it's areas and hotbeds, but you can't go wrong anywhere in this stretch.

@Clinton Levi Lindley, I purchased a 3/2 in West Destin, just as @Zach Westerfield mentioned back in 2015. I rented out 2 of the bedrooms to my buddies from 7Grp and it worked out nicely. Now the home is rented full-time to another veteran. I'd recommend the same: find something in that 175-260 range, claim your room, fully vet and screen your tenants/roommates and put the arrangement in writing. Be clear to annotate all expectations in every single regard you can imagine. Things can start great but with unclear expectations, things can go south quick as well.
