Love using sketchup for quick spacial studies and eventual renderings. You can use a plug-in called V-Ray at a later time that will get you incredible rendering quality off a sketchup model.

Hi Jesus, from what I heard a lot of in school, they just want you to honest with the board. It's pretty much up to them, but being honest and open about your past and where you want your future to go should help out a lot.

You bet there's value! However, I would recommend doing all you can do to understand how a developer thinks and acts. Your value ultimately will come when they trust that you know how deals and capital work through the entire process. As architects and designers, we have the ability to see and develop an entirely different value set of a deal, which is qualitative. Most investors and developers only focus on the numbers and "quantitative" value of a project, and could be missing some serious returns with value added by good, thoughtful, passive design! I'd say, too, if you haven't seen Jonathan Segal's "Architect as Developer" series you should check it out.

Hi again Hannah, only real issue I'm finding is that's it's becoming increasingly difficult to find properties for sale that you can make money on especially with all cash purchase. Luxury niche in Arcadia, PV, Scottsdale seems to be maxed on price right now with fewer buyers than say $250K-$300k sweet spot. I've done a really cheap $150k flip in Garfield district and another $350k flip off Chaparral/Hayden, but really tempted to go big! I know more risk because not as many buyers, but if you do it right, and I mean right...higher end fixtures that you list the name of when selling the property, along with great floor plan and all the bells and whistles, should be bigger payoff!!
