Hi Jeff I will have to look up on that I have used that app a while back for other stuff. I also went to a bigger pockets meetup in San Jose with a friend I currently live in concord so it was a drive . Looking for some that are closer . Right now I just got into contract on a house taking the plunge a duplex but I def want to meet up with others who have knowledge . Do you go to anything REA's or meet ups ? Thanks for responding .

Hello all I'm a avid listener and about to make my first purchase 2 unit hope to mingle and get tips and as I progress give . Thanks in advance for any advice Thoughts I'm in the eastbay purchasing a duplex 3 and 1 does anyone have experience house hacking I'll live in one and rent out other .

Hey Alex yes we have tons of photos nothing we are trying to use to take advantage but to more protect ourselves should it go another route all is good as for now communication has been much better from the actual owner . It's a couple who owns multiple properties or manages but only one owns this property so talking to person (A) didn't help because they didn't know all the facts in terms of what they should say could or shouldn't . We'll see how it goes and yes if you know the market a family of 4 is crazy for hotel accommodations . It's kinda like buying a car from a dealership and then they call and say there is a problem and maintenance is needed but here is $20 a day for a rental smh but on the bright side yes this could be worse if no family and friends were around . Thanks you Deanna , Bill , Jason , Sai ! I was very curious and honestly I do understand as someone who will be a landlord myself I would hate for this to happen to anyone because I do know the bill is huge . I also do want what is at least fair and reasonable and for this all to be amicable we have lived her for over a year always on time always kept residence super clean as I'm OCD a bit . I did write a email to them expressing our concerns and called, no yelling or threatening . And they have gotten back to me . You are correct it's a big bill all of that . They have assured me they will cover the days from when it all started . And let me know that some will be out of pocket . They didn't have in the lease that tenant must have renters insurance . I will make sure that is in my future agreements with my tenants . At this point . We sent a email just going over what was discussed to at least have it on file what was agreed to . I already know it's a lot so if we don't need a hotel we are fine we just want the repairs complete we can go back to normal . We're month to month so we could always exercise the option to leave but with the kids and school almost being out it is much less of a burden if just me and my wife we would of been gone. On another note just put in a bid for a duplex Today and looking for more it's very competitive in the Bay Area Thanks again everyone for the sound advice and perspectives !

Hello all I'm a avid listener and about to make my first purchase 2 unit hope to mingle and get tips and as I progress give . But as for now I have a question about being a renter Me and my family of 4 wife and two kids 7 and 12 are living in a townhouse in concord CA , the pipes had a issue there was 1. Flooding 2. Flooring has to be replaced downstairs and in our room and kids room 3. Asbestos was found 4. Abatement has begun House is upside down and a mess we have to be out . Landlords are basically keeping us in the dark and this all started the 29th of April we are now at the 10th of May and asbestos team is finally here . My family is at there grandmas I am at a friends closer to work not enough room there At this point . The landlord has only said $63 a day is what the insurance will pay out beginning only with the asbestos abatement . We already paid this months rent as it's automatically deducted from my account on the 27th of each month so May is paid . I wondered why the flooring in kids room and our room was taking so long and I contacted the company and they said the owners are waiting for the insurance company to pay out . So they have stopped . Up to this point I have been reasonable bc things happen , but now after contacting the landlord he is only saying I'm obligated to pay out insurance of $63 per day when asbestos begins he said he will cover damaged items to give receipts though . At this point what are my rights do we have any ? Thanks in advance for any advice
