Hey everybody, I'm in the Columbia, SC area and I looking for an agent to work with. I need someone that has experience working with rehab investors that doesn't mind submitting multiple offers at a time and viewing multiple properties in the surrounding areas. I am a new investor, but I am willing and able to invest on my first investment property. I just need the right real estate agent to help me. Any suggestions to where I can find such an agent or if that agent is you, I'd love to speak with you! Thanks.

A Tax deed is considered to have a cloud on the title. You can clear the title by doing a Quiet Title action using an attorney or hunting down the previous owners and getting Quit Claim deeds from them and a release on any old mortgages.

Also check for zoning and use restrictions.....many vacant parcels go to tax sale because they can’t be built on and are useless..

This is not something you want to buy if you don’t know exactly what risks you are assuming.  Many of the guys selling tax deed properties are looking for suckers who don’t know what they’re buying......eBay is full of them.

Hello investors, novice investor here and I just came across a couple of acres in my hometown in South Carolina for a really good price. It's being sold by a private seller. First thing I asked him was it a clear title and he said that it was a tax deed property. So I did some research and found that if you bought a tax deed property then you would actually own the property free and clear. Main thing is just having a potential negative impact on the value. Is that true? Has anyone ever bought a tax deed property? Will I be able to place a mobile or stick-built home on the property without any issues or sell it for a profit? Thanks in advance!

@Anna Buffkin Yeah briargate had put a real bad taste in my mouth for condos but I am glad to hear that not all are that expensive. I may add those back to the possibility list. Thanks again!
