@Anamaria Ivan A duplex is going to be tough, but is possible. In my opinion, I would recommend looking at 3+ unit properties for several reasons:

* Higher Cashflow

* Covers more or all of your expenses while you are an occupant

* Easier to manage as you will have multiple units under one roof rather than having multiple SFRs or duplexes

CT is expensive but there are many good deals out there. Just keep educating yourself and networking. Good luck!

Hey Kevin, welcome to BP. I myself am new to real estate investing this year as well and know where you are. My suggestion would be to attend some of the CT meetups, join some Facebook groups and network as much as you can. I have learned so much via these channels and will hopefully be closing on my first property soon.

Good luck to you on this new journey!

@Nam Trang If budget allows, cut it down. Clogged gutters and not appealing to potential buyers. Especially in winter with no leaves on it.

Hey Alex, I am also looking in the CT market at multi units and feel your pain. At this point, I would avoid burning tons of capital on expensive and low return multis. It would suck to have all your capital tied up in 1 - 2 properties for multiple years when better opportunities come along. Looking for your first property, I know you are dying to get that first deal but you must be patient. If the numbers don't make sense move on.

I look forward to meeting with you at some point. I am going to try and attend your meetup next month.

First deal? Say screw it, pay the 2k and see it as a stepping stone for your future investments.

Hey Mike,

@Michael Junior New investor here and I am trying to determine my strategy for the same area. When investing in multi-families, are you going the traditional 25-30% down payment or acquiring them another way? I want to go multi-family but it seems like this is not the area/market for that if you are looking to build equity quickly. I see the value in multi-families but I do not want to tie up $80k in a down payment. What are your thoughts?

@Dennis M.

Also, was this coach paid, did you partner, or other?
