Greetings! I'm posting because I have a lead that just came in from FB ads and she's looking to get rid of a property that she's been using a vacation rental in Captain Cook. She currently lives in TX.

I'm looking to connect with a realtor that knows the area and can pull comps. Also, looking to partner up with any investors in the area to take this down.

Hi, 

I'm an active wholesaler in Louisiana and I'm currently doing deals in two cities here. I'll be in Toronto for the next week starting on Thursday the 7th of Jan. I'd love to connect with Active wholesalers or investors in the area, maybe catch lunch or a coffee on a set time and date.

I actually got these properties from referrals :-) KEEP NETWORKING

It's 3 fourplexes with only one door vacant in Building 2. Building 1 generates $2475/month $29,700/yr. Building 2 (one vacancy) generates $1450/month $17,400/yr. Building 3 generates $2350/month $28,200/yr. 

For each building: 

Taxes + Insurance $2792/yr

H2O $900/yr

Trash $400/yr

You guys feel free to pitch any advice on how to go about this deal. I haven't been able to find any comps from the free sites I use, so I'll be reaching out to an agent for comps.  I've been wholesaling all of my deals, I'd like to keep at least one of these for my first hold. If you all have any advice on what buy and hold multi-family investors look for in return percentages that would be greatly appreciated too!

Has anyone in the Lafayette, La or Louisiana area sold or done any business with any hedge funds? So the deal is, I came in contact with a gentleman from California who invests in the California and the Carolina area as of right now. He's been looking into the Louisiana market for a while now. He says he's had my contact info for a while and now he wants to pull the trigger on investing in this area. I'm looking at this as another opportunity to provide value for him and his funding. 

If anyone is in the Lafayette, LA area or Louisiana period and would like to run deals by this gentleman I'd love to connect with you and discuss it.
