My wife are in escrow on our first rental property purchase (in the Columbus, Ohio market) and are underway with inspection, finalizing the loan, getting quotes on homeowners insurance, interviewing property managers, etc. Are we approach close over the next month, and in the time after, what are some best practices for us to consider? I'm thinking potentially tax, liability, etc. but would love to understand specific steps people would recommend for the hours, weeks, months, and beyond.

Thank you!

Are you self-managing?

Not going to manage this one, planning to hire a local PM (have been intro'd to one that's been very helpful so likely to go with them)

Appreciate it Max. Super helpful response here @Max Emory - thank you!

How did you come up with those markets and have you visited (or lived in) any of them? It's actually a decent list, but the how or why behind it is important. If you are interested in Detroit, Ali Boone is a good resource, she does turnkey there and does Detroit investor bus tours. For Columbus, reach out to Remington Lymon or Zeke Liston, they have helped investor friends of mine there.

Thanks Jonathan! Have been doing research and spending time here on BP and those seemed like the best markets in general and given our budget (we're based in CA so $50k doesn't get us anywhere here). We own our primary residence in the Bay Area to looking to diversify in other markets and these seemed promising. Really appreciate the references here - will definitely reach out!

@Brandon Clark congrats on the pending nuptials!

Are you going to do your honeymoon as an investment getaway?

Detroit's doing amazing compared to many other Midwest cities!

We've helped a lot of OOS investors invest logically in Detroit the right way, avoiding critical mistakes.

Super helpful and thank you for the note! Would love to connect directly and learn more - critical for us to find great partners in the market as we're in California.

Hi! My fiance and I are planning our post-wedding strategy and REI investing is a core part of our strategy. While we're open to new ideas, we've honed in on our targets markets of Huntsville (AL), Columbus (OH), Milwaukee (WI), and Detroit (MI). Open to other ideas if you think we're missing a promising market!

In Huntsville we're looking at SFR but currently exploring if MF in the other markets make the most sense. Generally targeting C/B properties in B neighborhoods. Looking to learn more about those markets and connect with potential partners there to develop our strategy.

We have ~$50k to deploy initially but plan to make 1-2 investments each year (maybe more) for the coming years.

Thanks for any guidance and looking forward to connecting!
