I am currently looking for a realtor around LA county with seller financing experience that can potentially help me land a primary. Area in mind would be basically anywhere in the San Fernando Valley area or Santa Clarita / Valencia area.

Hey Everyone!

I'm wondering if any veteran on BiggerPockets has ever utilized their VA loan to secure any multifamily property ( specifically here in Los Angeles County), i'm familiar with the process but just wondering if anyone has ever done it. Especially being in CA where it's so expensive.

S8 is a TOOL, not a guaranteed solution!

We manage almost 700 doors in Metro Detroit market, 92 are S8, so we are very familiar with the program.

We've got some great S8 tenants, but also some not-so-great ones that abuse the program.

This is the main market for these businesses that rent you a "legit business address", to cater to startups looking to build credit. 

If this is indeed the service you get for $30 a month then that is a good deal if you need credit. Most I have seen a way higher than that so check if that is indeed what they are offering.


 Understood, but what about the comment below, does a P.O Box suffice?

You can use whatever business address you want. However, I am guessing they are your registered agent for your LLC, in which case they are authorized to accept mail and serving documents on your behalf. I am unfamiliar with the rules in your state, but having an agent outside of you provides a layer of anonymity or protection. Try reaching out to one of their attorneys and chatting with them.

On a side note: having read legalzoom documents and comparing them documents written by attorneys within the state, I can tell you there is a reason they are cheap.
