@Kirk Frickey multifamily. There's no need to start with SF. You also don't have to self manage.

@Dane Delatte how good is your credit? Are your tax returns up to date? I have some people who can help. Send me a message and I'll connect you to them.

2 things to consider about Detroit. Detroit does not show population or job growth which is a no no. On the upside the properties are cheap. You can make secure money in detroit through section 8 and other program vouchers. But I say do not invest in Detroit. Homes are not appreciating much if any.

@Dustin Reynolds my adivce is you keep the sfh. Second never fall in love with a property. Only fall in love with the numbers. My thinking is thw rehab could be costly especially the roof. If you must do it get a loan for rehab and acquisition. Possibly a bridge loan.

@Cameron Riley there's a grey area. You cannot legally discriminate against people with small children but you can choose not to rent to them if you catch my drift. Do not rent to people with small children. What damage did they do? How much will they cost you? Is the family still in the unit?
