@Jessica Parker, good point on landlord vs tenant rights.  I had forgotten about that, but you make a good point.  Thank you for your reply.

@Julie Marquez, thanks for the recommendation on MV, and Burlington. A college friend was from Sedro Wooley, and liked the area. What kind of metrics can you get there? Like what sort of CAP rate. You can message me if you prefer...

And why is Anacortes in a rain shadow?  What mountains is it hiding behind?  The Olympics?  I've heard of Anacortes but didn't know anything about it.

Thanks Phil, glad to hear about all the appreciation!  Is rent going up enough to cashflow despite the appreciation?

I hear Bend has gotten pretty expensive.  Are there still properties out there that cashflow on day 1?

 I don't dislike Spokane but am not crazy about it either.  That said, a friend visited another one of our buddies recently and relayed how a change in life position carries with it new perspective (in other words I should probably return for a visit).  Tri-Cities I suspect is too far from the mountains for me.

I went to school in Spokane, and worked in Coeur d'Alene one of those summers. No location is perfect; Austin lacks mountains, and has humidity I doubt Boise has to contend with. I also grew up in a town smaller than Boise... Interested in learning more about Boise and other PNW areas so I can make an informed decision of PNW vs Austin.  I think it might wind up being a financial vs lifestyle choice - but I need to do more study at this point.

At first I read your "REI" as-in the store before realizing... But both are technically true I guess. I'll just say I grew up in far Northern California (eg not the Bay Area, nor Sacramento). We were close enough to the central valley and the mountains that we enjoyed both world class produce as well as recreational activities.

I visited a friend in Denver for 2 months earlier this summer. I can work remotely so I decided to catch up with him and also scope out Denver as option. Denver has a lot going for it, but it just wasn't for me. It was surprised by how dry it was. But I loved Estes Park, and Rocky Mountain National Park. Wanted to check out Salida, Buena Vista, and Nederland but didn't get the chance. Got to checkout Golden, and Boulder though. Really like Fort Collins.

Boise is on my radar. Actually am in the process of scheduling a call with a college friend who's living in Boise - to hear more about it. How would you say its access to mountains are? How dry does it feel? How does it compare in Denver would you say?
