Once upon a time I was doing one flip a year, Hemorrhaging my money, screaming at contractors, fumbling through how to get a motivated seller to sign a contract, and on the fast track to nowheresville. We are going to scrap the existing foundation and build fresh because the blueprint will not fit what we currently have. We ended up buying the blue prints from the architects who did the build around the corner. We were stressed when we first found out but after sitting down with several builders and doing our due diligence at zoning and codes we are now excited about the project. All the zoning, surveying, structural engineer, permits, and subs have already been taken care of and we are hoping to start pouring the footings this weekend.

Thanks for the tip, we literally were going to do the exact same thing but upon realizing we were building a new home anyway we decided to look into NC. It wasn't until we realized the framing was so poor it was going to be a risk jacking the roof up. Luckily, 4 bed 3 baths are selling pre-construction in that area so that is good news. Since we have the exact blueprints and have all our costs lined up we feel much better about it.

Thanks Luka. We found a GC - TopToBottom Homes. None of the plans were what we wanted to build. I would love to get in touch with your architects. I am sure we will need them at some point in the future!

Rot, Termites, and according to codes If you disturb more than 25% (I may be off on this #) of any "system" then you have to bring the entire system up to code. Because the home is so old the framing does not stand up to today's code and since we are disturbing more than 25% of the framing system we have to bring all of the framing up to code.

Hello Nashville!

My partner and I have stepped into our first spec build. The home was a remodel but upon tearing all the dry wall out we discovered the framing to be bad so the home is now a tear down. 

We are at the point where we need blue prints. Because time is important, we would prefer to buy someone's blue prints and tweak those vs starting fresh with an architect. It is located near the Woodbine area and there are tons of NC builds going up around the property. We plan on building a 4 bed 3 bathroom.


I know you can purchase blueprints online but I am having trouble finding the blueprints for the Nashville style home online. None of the homes fit the build in the area. 

Does anyone have any advice on how to obtain blue prints for these spec builds that are going up in Nashville?

New Western is by far pulling the most I've seen out of the market. They're doing a few a week. You have to go see the vacant ones immediately and make an offer on the spot or they're gone. Many go within the first hour. All the ones I have seen are in Davidson County.

Hi Lucas, these are for my own personal portfolio. I believe you are thinking of properties zoned RS or R requiring a type 2 permit. Yes, the city may ban these in the 606 bill being voted on in January but that bill will not ban type 1 or type 3 permits. Your welcome to go down to the permit and codes department and have that conversation with them but I thought I would save you the trip. I hope this answers your question.

Hey Nashville,

With all of the fuss around the legislation and moratorium on type 2 STR permits has anyone "heard" of anyone getting busted for not have a STR permit? If so, what were the consequences of this bust?

Our focus is to build an STR portfolio In Nashville like we have in Colorado Springs but the laws are harder to overcome In Nashville.

Looks like there are over 5000+ STR is Nashville and many of these do not have a permit to operate. The city says each permit should be listed with the photos of the property and I am seeing a TON of properties without a permit.

I am curious how the city might go about regulating this since you cannot nail down the exact address of the properties by simply surfing the website. You'd also need an entire team of people to track down compliance with every property, Something the city doesn't have. (or maybe the STR committee they created is doing this?)

After speaking the with codes and STR departments it is clear neither has any idea how they are regulating it or the degree of seriousness they are pursuing STR bandits.

I am not one to take risks with the city but is this something they are seriously cracking down on? If so, how are they doing this?

Hello Nashville Investors!

I am curious what kind of success everyone is having in Nashville. My partner and I are implementing a business model that has worked very well in Colorado Springs but we have heard the Nashville market is very competitive so I am curious If anyone else believes that to be true? 

It seems the talk around Nashville is that deals are hard to find.. I have sat down with some high volume wholesalers and they are pulling 3 - 7 deals a week out of the market so I can't believe this to be true. We are in our 3rd month and expecting things to really pick up 3 months from now. 

Our marketing looks like this: 

5000+ DFD leads (increasing by 150 per month)

400+ Probate (increasing by 200 per month)

2900 tax liens

1000+ evictions (increasing by 100 per month) 

500+ VA web scrubbing (increasing by 100 per month)

All letters are handwritten and very personable.

We have done a couple deals, seen all of our competitions marketing, and feel confident we have differentiated ourselves. (Sellers have called us over 8 other mailers sitting on their table and this has been the case on multiple occasions.)

The main focus is to build a wholesale business and short term rental portfolio like we have in Colorado Springs. I understand Nashville is no longer giving our Type 2 permits so Type 3 is our focus. We are still learning the laws around STR in Nashville and how to accomplish this.

What degree of success are you having in this highly competitive market?

Are deals legitimately that hard to come by? If so, what are these big time wholesale companies doing differently than everyone else?
