@Matthew Olszak Thanks man I really appreciate  the advice. Since reading and listening to Grant Cardone's 10x method. I've been on a 10x High. ​ The most challenging part is how would I get into real estate with no prior experience. Haven't managed properties, or flipping, or buy/hold, etc, so what actionable steps I can take  or preach to potential investors so they can feel comfortable with my plan ?

@Matthew Olszak it's all one transaction, the seller is selling all of these units as a package deal. After doing a little research, I'm assuming I need to get the down payment financed ( HML or partnership). What's your thoughts?

@Jason DiClemente if I had that amount of money I would if the person had a solid game plan ( numbers made sense and great Roi) and lawyers in place. What would you do if you were in my shoes ?

What would you do?

6 bldgs

19 units

1st bldg ------ 8 2br units

2nd bldg ------- 4 2br units

3,4,5 bldg ------- duplexes 2br/2ba

6 bldg ------- SFH 3br/1ba

Fully occupied

$8,600 monthly rent average.

In the neighborhood/state used to live in. So you familiar with the area. How would you 💯 % finance this ?

They want $630,000 for everything.

No experience no property manager.

I've been approved for an FHA LOAN.( 1ST time home buyers)

Can I purchase a duplex or single-family home that tenant occupied using an FHA loan?

If so upon closing the tenants are focused to move out or how would that work?

Happy Memorial Day to all who sacrificed for this Greatland each and every day past and present. I got approved for an FHA loan. (1st time home buyer) I know I'll have to live in this property. I founded 2 multi family properties I'm interested in but are tenant occupied. Can I purchase a duplex or sfh w/ tenants, using an FHA loan? If so upon closing the tenants have to move out or how would that work?

@Christopher Phillips Yes, I plan on buying another property. Either a duplex or sfh with a FHA loan after I refinance the 1st property. ( after my 1st year in property) I have another question. Here's the thing I got approved for FHA loan, my plan is to use it to purchase my first home / investment property (sfh). I (we) would live in it for year fix it up and rent it out or use the fha loan to invest in the duplex and live in one side and rent out the other. So to clear up my question. Will that affect her applying for an FHA after we are married?
