Good-morning, 

We are so excited to be apart of this community. My wife and are just starting out and have been reading, researching and doing our homework. We have our primary residence that has a good amount of equity and would like to use that leverage to find ourselves our first flip or longterm rental using the BRRRR method. We like the idea of using hard money lenders or some lenders offer investor products. Any advice is welcomed.

My question at this point is what is the best way to find off market deals? 

We are north of Sacramento by 25 minutes and houses are still relatively affordable. We don't want to compete with numerous offers and aren't afraid to take on a rehab project.
