A lot of good info here guys. Thank you very much! And thank you for taking the time.

I noticed a lot of you were focused on the offer, and the nature of being low. Especially on a REO. That's great and I learned from that. But my focus was on the actions of the realtor.

Allow me to elaborate. The realtor seems to me, to be more focused on a simple transaction. Not happy to negotiate on anything, and insisting full price the minute the subject is brought up. Discourages me to ask about seller credits. Very condescending. Tells me things CANT be done. Then I pose an example of the exact opposite and they change their answer. What if I didn't know better? Its like they are trying to sway the transaction by only giving me certain information. I can't help but think their main concern is THEIR bottom line, and not MY best interest.

(Side note: we are actually searching for a home for our family right now. That being said I've been following BP for some time now. Only recently becoming a member. But have been educating myself on real estate enough to know that I dont want to buy a liability. So, yes I'm trying to get a good deal. I'm not lowballing like a flipper or wholesaler. Just simply trying to find a mild bottom line, rather than rolling over for full price offer right from the start. We have viewed several places with this realtor and made two previous offers. The attitude is always the same.)

I know this is fairly vague. I guess I'm just wondering if I should expect this kind of rude behavior from a realtor in this situation. I thought they were supposed to have your best interest in mind?

Wondering what your thoughts are?

I wanted to offer below asking price with seller credit, on a foreclosed home. Semi-unlikely I know, but not impossible. My realtor gives me several contradicting answers/ statements. Rolls her eyes then wishes me luck? Is this acceptable behavior? Am I completely out of line. Or should I say something? Maybe consider a different realtor?

@Eamonn McElroy right. So if any tax are due, they dont come out of the proceeds? I pay them at the end of the year?

@Natalie Kolodij single. And yes, the gain will be well below 200k. This is good news. How does this all take place? Will they know at the title company that there wont be any tax. How does that process work. I've never sold a home before. I dont know at what step ln the process tax gets paid (if any) and will there be a responsible party to handle that info?

@Natalie Kolodij ok. So I'm moving 150 miles away for new employment. I've lived in the house for 1yr 5mo. Meaning I would qualify for partial exclusion.. right? What is partial exclusion? And what exactly is getting taxed? The whole sell price, or.. ? Also how do I know what % the cap gains tax is at.

Alot of questions.. I know. I'm just trying to get a full grasp on this. I really appreciate your input so far. Very helpful 🙏
