Thanks for the feedback Aaron. He said this type of ant builds colonies and if settled in structure over a period of time, can result in moisture and in severe cases odor. I do agree that it seems unlikely. I’ll definitely do Baits and look into diatomaceous earth. Thanks again. 

I had a pest control company come and inspect an ant problem in my 4 plex and it turns out that it is pretty severe and they recommend spraying the crawl space and exterior of the unit. They will out baits inside to kill the existing ants but need to spray to prevent others from coming in.

I feel that I must address it before it continues to Escalade but I have an elderly tenant who is adamant that spraying is a health concern and stated that his doctor strong discouraged it.

He is a good tenant on a month to month lease so and I want to comply with his wishes but I am concerned that the ant colonies in the structure will get out of hand and cause mold and odor (per pest control guy).

Has anyone experienced pesticide and have a strong feeling about it? I feel that I will have to end his month to month lease if I want it treated and feel guilty to do so to an elderly tenant. Thoughts?

I am closing on a fourplex (my first rental property) in a week and I'm deciding what approach to take with the current tenants.

1. Two tenants have lived there several years on a month to month lease. Do you always move to your preferred lease and have them sign a new agreement at first opportunity after taking over a property?

2. I was unable to get a move in condition report so am unaware of what issues were caused by the current tenants (all units are in pretty good shape). Do I immediately have them and my self complete one and only hold them accountable to issues that arise after the updated report is completed? Or wait until current lease term ends and do it then?

3. Do you ask your tenants to write down their understanding of lease agreement terms and compare that to what you were informed by the seller? Ex. Who pays gas, who maintains lawn etc.? 

4.  Do you send the tenants a welcome letter informing them of your vision / terms etc. What is important to be on it? 

5. Are there any other needed steps or best practices for ensuring that the tenants and I are on the same page with all aspects of rental terms and expectations?

Thank you both for the advise! I think they are both potential options. The lease does state that the property must be clean so that could do the trick. Thanks.

I am looking to buy a duplex property that has a tenant whom signed a 5 year lease with the current owner. This lease is underpriced and the tenant is a very bad tenant (hoarder) to have in a house that I own. I really like the propert so want to find a way around the lease. Any advice? Thanks.

I live in Washington state and am interested in purchasing a house via auction. I don’t have the cash up front so I’m wondering if there is a way around it. I am curious if it’s common to attempt to get private funding for the auction purchase and then refinance to a mortgage and pay off the private loan right away? Any tips or info would be greatly appreciated!
