Ok. @Nate Burnett. You've given me a few things to consider and helped to come to a decision, and it was a hard decision because some of it I wanted to use to play pokers with my buddies ( I havnt been to tourney night since December!) Anyway. What I have figured out, is that I can do both. I can pay off both those cards, but I won't close them, and I will still have a little bit I can put into savings. Thanks for the input. I really appreciate it! So just for conversation sake, are there any other opinions or thoughts on this?

Hi BP! This is an opinion question. What would be a better use of my tax return? To pay off all my credit card debt or to stick it in my savings account? What do you think?

I just thought of something. My biggest concern with this is being able to get the deal funded. Could I add a clause into the contract that says something like " Contingent upon financing" or something  along those lines?

Hi BP! I was curious whether it would be a good idea to lock up a particular property with an option to purchase. The seller is six months behind on payments and wants to sell within the next fewonths. But I'm concerned about a forclosure starting before I'm able to find a buyer and close on it. Would an otion to purchase be a good way to get control of the property fast and minimize my risk while I'm finding a buyer? Aditionally, could an option trigger a due on sale clause?
