@William E. Thanks for pointing out the other service. Though it looks different in a few ways. SMSs are sent from a 5 digit short code instead of a phone number like mine (clearly some kind of mass marketing instead of a personal request to talk about your home), pricing is monthly instead of per text like mine, you are limited in how many texts you can send, etc.

@Jeff B. 1. I'm not sure you understood what I meant by exclusive. I'm not sure of any lead generating service that promises "no one else can find this homeowner any other way". Exclusive in this context means I wouldn't sell it to anyone else. 2. Maybe. I - and many others - have a similar distaste to unsolicited snail mail, email, and phone calls. Text messaging is proving no different, and many homeowners were delighted to hear from me. I wouldn't discount this on that reasoning. Thank you for your input and lens.

@Julie Marquez Thanks for your input as well. All of the listing companies seem to pull the same data. Most of them are wrong numbers (most as in 9 out of 10). I realized I didn't have the patience to manually call / text 1K numbers for 1% leads. So I wrote the program. What's great is that this can scale to any area / county in the US. So if there is interest, it's definitely a solid business idea.

Hi, I'm an aspiring investor and a software engineer. I've built a service that contacts (via text message) pre-foreclosure prospects. About 1% of the prospects become leads (they respond with something showing actual interest in selling their home). For example, this past week I contacts 3,000 people (a little over 10,000 phone numbers), and got about 30 leads. This was my first week prospecting, and I'm terrible at closing right now, so only 3 fish are still on the hook. Still working on them. My question is, how much would you pay - if at all - for exclusive leads that come from this service? I'm thinking about setting up a website that allows you to see leads live as they come in (showing their response to my text message), but masks the phone number and address until you purchase the lead. Then it's taken off of the site and it's all yours. Or perhaps I'll license the software and you can give me whatever text message you want to send, and they'll all respond directly to you. Or perhaps I'll give all of the leads away to one partner for free, with an agreement that they'd use me as their agent when they need real estate services (I'm licensed in CA). Just trying to gauge a level of interest in these exclusive leads. Thanks for taking the time to read.

Hello BP,

I've been a lurker for quite some time, and have learned so much from going through the blog posts, forums, and webinars. Finally feel ready to jump in the water and contribute to the site.

I'm a licensed agent servicing the LA area from Burbank to Long Beach. Moving into RE investing to achieve financial freedom.

I'm in BP to grow in my knowledge of investing, and network with other Investors. There is still a lot to learn, but there's no time like the present.

I'm going to start with wholesaling. I'll be prospecting for 4 hours per day. I should be ready to start rehabbing by next May.
