Hey Brandon,

I also have quite a bit of success on Furnished Finder. You'll find more mid term tenants there and they come in handy when you are trying to keep your calendar booked through slow season. Furnished Finder also only charges a $99 listing fee annually per listing so that's a huge plus.

Thanks Alan. I’ve been wondering about furnished finder actually. I get emails from them weekly but haven’t spent the $99 for the listing fee yet. How does payment work with them? Do the tenants pay them and they pay me like airbnb does? Do they have any damage protection?

No problem. And I believe Furnished Finder uses a 3rd party tool to handle payments, screening, etc. I've never used it because I just prefer to use my own systems when it comes to payments and what not. And as far as I know they do not have damage protection. I just pay for Waivo which comes out to about $24/mo/reservation.

Furnished Finder pretty much puts the potential clients in front of you, but they require more heavy lifting than a VRBO or Airbnb.
Thank you. I’ll have to do some research on waivo. I haven’t heard of them before. I’m still very new to all of this.

Hey @Brandon Atkinson we list only on VRBO and AirBNB. Booking.com was supposed to have revamped their host stuff for STRs but reports have said they still kinda stink. If you are on VRBO you should be on Expedia as it is VRBOs parent company.

Where is your property located?

We don't get much after labor day until April/May. That is our season and we knew it.

We are located in Colorado. If we don’t find a way to get at least 9 days booked a month through the slow we will have some problems paying the bills so I’m hoping to figure out something. We’ve already cut our price significantly just to get booking because we knew it would be the slow season but we still aren’t having much luck. We were booked pretty much solid till this weekend and now nothing. I figured it would slow down but didn’t expect it to stop so abruptly. Learning more about this business every day.

I am fairly new to this. Been on Airbnb and VRBO since about March. Been booked pretty solid since then until now but winter has zero bookings. Looking to get some more exposure. What other good platforms are you listed on? I’ve heard mixed reviews about Expedia and Booking. com about them having scammers and higher fees. Have you had good experiences with them? Any other platforms you would recommend?

We use the august smart lock but we don’t integrate it with Airbnb because I don’t want to make guests download the app. I feel like older clients would be hesitant to do that and most of the guest in our price range have been older. Instead we use the august keypad that is paired with the lock so they can just type in a code. We REALLY like it because I can lock or unlock the door remotely (if they forget to lock it after checking out) and I can add or delete codes remotely. I can also set up the codes to expire at an exact date and time. The only downside to this is that our keypad batteries seem to die every 3-4 months. They’re just AAA’s though so it’s cheap. We get about 6 months battery life on the actual lock because we are running the august “connect” that utilizes Bluetooth rather than the lock using wifi. This doubles battery life.

So there is an option to turn off Wifi and use August Connect as a relay to the network? I need to look into that because otherwise, the battery life is worthless.
Ya. I forget how we did it but it was fairly simple. I believe the app has instructions for it.
