so I take the exam on Friday and I feel confidant in my ability to pass but also feel extremely nervous and I have been studying each subject evenly exept the math cuz that's easy and from what I know there are little to none math questions on the exam so I'm wondering what subjects I should steer most of my attention towards ?

Um I don't have all the details this girl did not know what she was doing when she went through this obviously haha She said she just went through the title company when she first started the deal thank you guys for the advice I love this community of helpful people πŸ‘πŸ»

You guys are awesome!! I'm sorry about my punctuation!! 😬 She is not an investor,I just found out about this Information last night, and I'm just trying to help a friend out. maybe squeeze myself into a deal after I assess the risks although it already seems like a complete cluster!

So my friend purchased a house for 40,000 lived in it for 6 months then decided to sell it to a house flipper for 46000 rent to own It first started with the flipper only giving her 7000 for a down payment instead of the agreed 20000 now he hasn't paid her in 3 months he did flip the house and is trying to sell it for 150000 but he blocked her number now she is left with a house no cash flow or anything and was hit by the IRS for taxes the title company said she may have to take him to court and get the house back so any advice would be very appreciated thank you BP community!!! β˜ΊοΈπŸ‘πŸ»

okay thank you Dan O'Neill i appreciate it !!! and to answer you question Courtney Sorrell no i have lived in GT traverse my whole life but i have just recently got into real estate im getting my license as a realtor hopefully with in the next couple of months i have some friends that want me to list their house and some who want me to find one for them other then that ive read rich dad poor dad and im half way through investing in real estate with no or low money down i also have the book on managing rental property's  and the book on investing in rental property's im really looking to know people in my area so i can help with deals and any way possible for me to get my foot in the ground!!

so me and my friend run a mma gym we are renting a space inside of another gym we get it for 2 and a half hours a day 5 days a week for 250$ a month we profit 200 $ we are just starting out  but no competition in our small city but before we start marketing we want a game plan and we were wondering later down the road assuming we are making enough about this idea i had commercial house hacking running our business out of another building while renting other sections of the building out i have done a lot of research on house hacking because im trying to get my foot in the ground  but i know absolutely nothing about commercial real estate we both do not have credit but thats okay because we probably will not have enough gym members for a couple years
