    Hello,

    I have a few rentals and need some input. 

    I have one property that I bought last year for $475k

    Current value is $520k

    Interest rate 6.75%
    loan amount is $352,000 (I put 25% down when I bought it)

    Monthly P/I escrow is $2680

    Rents for $2400


    im debating putting 100k on the loan and recasting it. this will lower the payment roughly $650 a month and will make it cash flow. What do you think?

    How’s the Vegas market currently? With regards to purchasing rentals, how hot/ competitive is the market? More supply coming online in coming months? Effects of higher interest rates fully felt? Longer days on the market for sales? Looking to buy a rental this year and wondering how now is vs in a few months out. I know nobody can “predict” the market but what do y’all think Thanks.

    Also how much cash flow are you looking for per unit? $1000/month for every 100k of home value? $700/month for every 100k of value? I’m in Vegas so good cash flow seems hard to find... Thanks!

    Hey guys. I’m wondering what you guys shoot for and what you think is a good Cash on cash return on investment is for the first year of a deal.

    Also what do you guys shoot for as a total return on investment? Accounting for cash flow, appreciation, and loan pay down maybe for a 5 year period.

    I understand this is kind of vague, we can’t predict how much the home will appreciate if any at all but just as a ballpark what do you guys shoot for for cash on cash and total return.

    I plan to get into this business and I’m wondering what your guys biggest headaches are in dealing with it. I plan to use a property management company to handle that aspect. I’m interested in Las Vegas which is where I live and know the area. Any advise is appreciated!
