I'm wondering what your student loan has to do with the house? You want to try to pull out enough cash to refi the house and pay your loan off?

Hello, does anyone have any suggestions for a good STRUCTURAL ENGINEER in NC?

The building I need looked at is in Henderson, NC about an hour north of Raleigh.  

The county is requesting a letter from an engineer after inspecting some work that was done to the roof a few years back.

I had a guy go out and look at it with me.  This engineer, who I have used several times over the last 3 years, unfortunately unexpectedly passed away after our meeting before he got a chance to write the letter. :(  Total bummer.

So now I am back a few squares, seeking a reputable person who can get this done for me.

I'd prefer to find what some people call a "bedroom engineer," meaning they don't work for a huge company with huge offices and huge bills.  My original guy was going to charge $400 for the inspection and letter.  i just called around and got some quotes in the $1000 to $1500 range, and they both seemed to be larger companies.

Any help is greatly appreciated :) thanks!

most likely.  but it depends.  but most likely too late. 

The lender has already put out money for the foreclosure process and if it has gone to the point of already being advertised it means they have done the math and have selected that particular asset for foreclosure.

Lenders are hand-picking which homes they foreclose on, and since they chose that one they feel it will bring enough through foreclosure to upset their losses.  good luck!

When you get that money deposited into your account, you are going to have to explain it to your lender. Whether it is a gift, or loan, or what not. Either way, they're not gonna like it very much. Some lenders will not give you the mortgage if they consider the loan from your friend to be "secondary financing." I would go talk to your lender and see how they are going to react when they see that $10,000 deposit in your account. So that way you will know how to respond when they ask questions about it. As you're going through the loan process, they are going to make you submit your bank statements and financial records almost every week. Someone above had recommended to bring your friend on as a partner, but that will affect the loan too. It's not impossible, but they will most likely have to go and get preapproved and go through the whole process just like you. Good luck, I think what you're trying to do is a fantastic idea. If possible at all, I would try to figure out a way to raise that money yourself. Look around your house for any and everything you can sell. Put it on craigslist or eBay. Find a part-time job. Track down all the money that other people owe you. Go out and do a quick wholesale deal. Raise some cash. You can do it!

because then the next question is "well, how do you get paid for your time?" then it could lead to "well wouldn't your buyer just give me the $5k or $10k difference?"
