@Jason Zullo That is great! I am new to this but get nervous just thinking about making offers. I am in the "education mode" right now. I feel I need to have some basics down before I start putting offers in.

I hear you about the taxes. I am in the Rochester, NY area and property taxes here are killer too. I have used the BP calculators on a few homes and it does make cash flow very challenging.
