Hey guys, I was wondering if anyone knows of any way to get foreclosure Listings before they've hit the Internet, classifieds, etc. I've heard of rebogateway so far. Are there any other tools or sites you'd recommend out there?

@Jay Hinrichs thank you for the advice on the foundation issues, I'll be sure to include that expense while running my numbers. Interesting that a drier part of Texas has shifting soil issues. And I still have so much more research to do for finding my ideal market.

Hi guys, I'm Brandi & I live in Southern California and I'm absorbing all the knowledge I can about beginning in REI, but I'm noticing that the more I'm learning I'm wondering if my ROI would be better out of state.. Houston and Dallas, TX mainly? Does anyone have any experience or advice on out of state investing?
