@Joe Homs. Thank you for that information. I know of two guys, brother-in-laws where one is the realtor and the other one is the wholesaler. It definitely seems to be the better way to handle it. I’m doing this on my own for now and when my husband can join me, he will be the face of wholesale. Thankfully, I do have a brokerage that is good with wholesaling.

Realtors have buyers that need a home and it doesn't matter where it comes from: the MLS, FSBO, wholesaler, etc. The commission for the agent will need to be negotiated since the realtor will often handle the bulk of the transaction. Also, if you choose to wholesale and run into sellers that want top dollar, you can refer these leads to an agent for a referral fee and it is a win/win.

Grand Junction is a difficult market as the inventory is extremely low and prices are high.
