@Jeff Kao yes we spoke with a realtor today. She said the house is in a weird area. There are big nice homes for two streets, then a couple of streets down the homes are smaller and not renovated. She did not give any comps.

Hey BP fam. How should we determine ARV on a property that's in a nice area of Macon, GA with no similar comps nearby? The house we have under contract is 5 bedrooms/3.5 baths with 3 levels, on a 17,000 sq ft lot. However it needs a bit of work, but once renovated it's going to be the crown jewel in the neighborhood. We went back 12 months and about 1.5 miles out for similar renovated comps and found nothing.

How should we determine the ARV of this unique home?

Is it possible that this house can create a higher/different comp for the area?

My partner and I recently acquired 6.9 acres in Clayton County. Its zoned for residential, but it needs clearing off. There is also a pond on the property, so we have been told that we will not be able to utilize the full 6.9 acres. The lot is in a very nice area of Riverdale, GA and for the price, we couldn't pass it up. It's in a HOT area that's seeing a ton of growth. We usually only focus on SFH and Multifamily. So now we are trying to see what's the best plan to make something happen with the land.

Even though it gets a bad reputation for crime, Macon, GA is a great place for investors to consider. The area is constantly evolving. Big Production companies are shooting movies here and bringing money to the area. Amazon warehouse is finally complete and looking to provide a lot of jobs. Geico has a big job market here as well.

They are reconstructing the interstate system that passes through Macon for I-75 and I-16. Mercer University has changed alot of the 31201 area and transformed it into Mercer Village. There is definitely a strong rental market here. And investors can purchase buy and hold properties for under 30k. Long distance investing can be great if you have boots on the ground and a great Property Management company on your team.

I'm a wholesaler/investor in GA and the areas I come across deals are in Albany, Macon (college area, Amazon Facility), and Warner Robins (college area, Air Force Base).

Would definitely like to be apart of the group. Love to connect with like minded entrepreneurs on this real estate game.
