"....those that aren't supporting your vision and ideas are mere distractions. Don't listen to all the naysayers."

This is the advice of eco-chamber lifestyle that brought us famous hit's such as; The Nazi Regime, Hale-Bopp Cult, Gulag's, Abba and disco....

If what one is thinking can only find support in an eco-chamber, it's probably not such a good thing. Scrutiny is a good thing, not bad.

Honestly, I don't know what you are saying. I was never really great in history class. I don't see a correlation between disco and The Nazi Regime. I've heard of echo chambers, but not eco. Scrutiny can undoubtedly be a good thing. I'll clarify. Not all naysayers are bad. Thanks for your response.

As I continue to explore and prepare to be a REI I am finding people around me being very doubtful and advising against. The feedback is always about the headaches, constant tenant problems, constant repairs, evictions, etc. What are your thoughts and experiences? I am very appreciative of the Bigger Pockets community and the people I have been connecting with and the books and materials I have been reading because I am not feeling the support from those around me.

Thanks everyone!

Those that listen to those that aren't supporting your vision and ideas are mere distractions. RE is what you make it. There will always be opportunities in RE, and your business is your business. Don't listen to all the naysayers.

Somebody earlier stated close to the Gulf in Pinellas County. This is my favorite area to invest. 33770 is Belleair and really gotten updated this past few years. Indian Rocks Beach is a secret gem of a beach. Clearwater to the north, and St Pete to the south. I would love to help you over here if you are interested in a deal over here.

@Branden Jordan, hopefully someone else chimes in on this.

I recently wondered the same thing and thought I understood it to be an unofficial sort of ranking system. I don't think it is an actual designation. May even be somewhat subjective, although I have heard people discussing it in terms of neighborhood metrics...stuff like prices, rents, median incomes, etc.

An unofficial grade doesn't seem to be of much use. Especially if you are comparing different people's opinions. Unless there is a standard and set parameters for these grades, I don't see how it can hold up for a CMA.

Pre-COVID, I was in ATL looking at houses to fix up. I got COVID while there. I might have caught it at the airport. There were only two known cases in the United States, and I didn't know I had it for several days. Anyhow, as you all know, COVID changed everything. If I only had got those properties pre-COVID. They are probably at least double now without upgrades. What neighborhoods are the opportunities in? I was looking at sub $100K purchases. I was in the Buckhead area, but I think that ship has sailed. We are looking for advice on the best neighborhood to find a few flips within a block or 2 of each other. While you're at it, would you be as kind as to give me a vote? I am newer to BP and trying to find my way. Thanks for any help. Maybe you're in/from ATL and want to JV?

Class A neighborhood is always the best for flip.

Where does one go to see a grade like this? Who determines this?

A good friend flips houses , he does the bare minimum to make the house move in condition . He sells in B areas . He uses builder grade , makes the house affordable and does it fast . His belief is let the new owner customize to their taste . His houses sell based on location , and they sell quick . He sells FSBO and makes a great return .

How do you determine "B areas?" Is there a specific resource or platform you go to for this grade of any property?

Good schools , higher priced homes ,, low crime .

That is very very vague. What are "better schools", "higher priced" and "low crime?" I am looking for a gauge for consistency.

How do you know this? You don't even know the zip code. This is in cook county where property taxes are insane. People are leaving this state in droves. Wish I could but my wife wants to stay.

Is this is Arlington Heights, IL ?

I checked the internal market statistic especially inventory supply. That's the indicator for future appreciation.

I usually purchase in the market where supply is reducing in consistent way, it's hidden money printer.

 Please explain "internet market statistic."

Can you give an example of a market where supply is reducing?

Kihei, Maui in Hawaii, has deteroting supply between 2018 to 2021 while demand increases.

Kihei,Maui at the same time has super high acceleration growth on the same time frame, perhaps #1 highest accelarated market in history for this time around. Supply then stabilizes after 2021 (in single digit number).

That seems like an extreme example and an outlier of the norm. I think Hawaii and Alaska will be different for whatever reason.

It’s not about the permits - are you referring to more unlicensed contractors

Also we are seeing fix and flips in our area and now having dramatic price drops so they are not making any money. I think that is more the case than anything

You are in "Northern VA" according to BP. I assume you are speaking of "dramatic price drops" in that area. Can you give a real-life example of said drops? I am curious about what different market areas are experiencing such drops to have an investor honestly make "any money".
