@Eric Black thanks so much for the post it had great information and what I was looking for! How is the crime in Santa Maria/Lompoc. I know there's good and bad everywhere. Ive heard both extremes of those two haha. Thanks again! 

Hey everyone I may be relocating to Vandenberg. I am hoping to hear something in the next couple weeks. I do not plan on buying anything at the moment just looking for some info on the cities of Lompoc, Santa Maria, Goleta, Buellton and any other areas around Vandenberg AFB. I am looking for the good/bad of the areas. Overall my plan is to buy and hold properties. I will be renting my first house here shortly in California. I am going to start researching some out of state cities because I do not plan on buying another rental in the CA market.

@Derek Jones I'm not familiar with the zip codes of Sacramento. My main concern is just being in a better part of Sacramento because I will be living there for at least a couple years. Thanks for the reply! 

Looking for some advice on where to start looking for a 2-4 unit property in Sacramento. I will be using my VA loan and living in one of the units so I'm trying to find the better areas of Sacramento. I know it will be different street by street but am not familiar with the city and the good and bad parts. I am only approved for 260k. Thanks everyone for always helping!

I'm looking for a multi-family that will be financed with my VA loan. I have been pre-approved through Navy Federal Credit Union and they will only allow up to a duplex and will not count rental income towards how much I am pre-approved for. Does anyone know any lenders that will count rental income towards a pre-approval for someone who has no landlord experience? Looking to buy in Roseville, Rocklin, Antelope, Citrus Heights, Carmichael, and maybe Sacramento ( I just have to become more familiar with the good and bad areas).

Looking for some opinions on two different cities in the Sacramento area. I'm looking into buying a SFH in either Citrus Heights or Antelope and plan to keep the property and rent it out after I move out.

@Brian Gibbons Thank you for the response and your offer to help. The guy i'm working with Jorge has been talking to a few people here that are willing to help and are licensed. In California would it make a difference if we did a double close instead of trying to assign the contract to someone? I am going to listen to that recording tonight. Thanks @Dev Horn

@Luka Milicevic  We have started working on a script. Our main plan is to be completely honest, explain exactly what we are doing and how it works, and talk about some other options they have if they are not interested in a straight wholesale deal (seller financing, lease option, etc...)
