I played in poop (hamburgers) enough to own my own drum snake with a foot pedal. 

The fondest memories were of the crazy occupants.  We'd finally get one out because I was checking the county jail inmate list every morning and saw they had 'em.  We declared the apt abandoned and moved them out in hours. Who knew how long their jail stay would be. "Mike, they got her.  Grab a bunch of boxes and meet me at the property now!"

Another one was a squatter.  We finally got the tenant out and her friend moved in.  My on-site guy (Mike again) hurled insults at him from outside until the squatter went outside  to defend his honor.   Mike got by him and locked himself inside until  my 'western' locksmith and other friends secured the property. 

You gotta think on your feet and have large, skilled friends in this business. Be creative and not afraid to roll your sleeves up and put your boots on.


 So if you have a squatter, you can wait until the squatter leaves then change the locks and secure the property? That works?

I currently have two LTR's but not many horror stories (thankfully). On the other side, many many years ago my dad was a renter in a very small (maybe 4 unit) apartment complex. We couldn't get ahold of him for 2 days so we called the police to do a welfare check, the police broke down the door and found him in the living room. He had passed from a heart attack in his sleep and had rolled off of the couch to the floor. The owners of the small complex were very accommodating and gave my brother and I a few days to get everything cleaned and all of his possessions taken out. They didn't charge us for the broken door, the temporary lock mechanism on the broken door or the carpet that needed to be removed and they refunded us all of our dads cleaning deposits. They were a husband & wife couple and made the process very easy for us when we were in a time of unexpected grief and our whole world was turned upside down. Thank you for what you all do, and remember, every circumstance is different. I'll forever be grateful to that couple.

 Anything, mostly vintage items. Anything I can find at thrift stores, rummage sales or garage sales for a low price that I know I can flip for a profit.

 Anything, I go to garage stores, thrift stores and rummage sales. Anything vintage or cool or unique, after a while you get an eye for what to pick up. If you want to get into it start with listing something around your house. Old clothes if they are name brand or stuff you no longer need or want.

My side hustle is buying items from garage sales or thrift sales & rummage sales and reselling online for a profit.

Congratulations on your MTR, that's very exciting! A side note, it may already be on your checklist but room darkening curtains or blinds are IMO a necessity for traveling nurses, you never know what shift they will be working so they really appreciate that little gesture. 

Sherwin Williams in my area have frequent sales, just a tip, if you can maybe wait until your local store has another sale.
