Post: Rental Listing Websites for House Hacking

Hey everybody, I've been house hacking my first house for the past year and a half and so far I've been renting out a room or 2 to friends here and there while I've been renovating it.  It's done now and I need to bring in outside people to keep my rooms filled.  

What websites do you all like to use to post rooms for rent?  I've got my add up on craigslist, Zillow Trulia Hotpads, and Realtor.com Cozy Doorstep. I also made an account for Roomster but it seems like a scam to me, hundreds of people supposedly looking for rooms but you can't view messages unless you pay them.. Someone told me about a Facebook Marketplace so I'll see about posting it onto there as well.  Am I missing any websites and what website have you had the most quality tenants come out of? So far I've had the most responses from craigslist but I just posted it yesterday so time will tell.

Hey Toby, you should check out agentpro247.com. It shows a lot of information and you can get quite a few listings for free for just putting in an email.  All the information they show you can get by calling up the county but agentpro makes it easy and fast.  Check out retipster.com for a huge amount of information about raw land and a video guide on agentpro

Hey BP, I've just put in an offer on a 1.9 acre piece of land in a near downtown area that's walking distance to the Gulf here in N FL.  The parcel is already broken into 2 residential lots and my question is this: If I buy the whole parcel for $14,000 and then sell just 1 of the lots for $20,000(about 70% of what it's worth) and hold the other lot for a while, would I have to pay taxes on just the $6,000 total gains or would it be $13,000 because I technically paid $7,000 for each lot?

Here in Gainesville, FL all of the large single-unit student houses I have seen have gotten past it by having a lease that has only 3 people on it and then everyone else who lives in the house just pays the 3 people on the lease.  Sometimes the 3 people on the lease will require some form of notarized contract with the other people who live in the house to try and protect themselves.  It's really unfortunate because those houses could rent for a lot more and rent much easier if they removed the regulations.
