I have a question along this line. Looking at a property that is a duplex. It looks like a good deal with the BRRRR model. However, I look at the tax history, and the tax percentage is 6.23%!!! It's huge, and there isn't really an explanation as to why. I don't know if these are back taxes, or something else went wrong. This doesn't seem correct for the area. It is in the mid-west.

Any ideas of what this may be and if I should even pursue this deal?

Excited about this one! I listened to the podcast, and just bout the ultimate package. Looking to do a BRRRR in the next 90 days!

What are the limiting factors to growing your investing or business? Is time ever one of the limiting factors? I know for me, it seems like I never have enough time to do everything I would like to do.

What if you could have someone do most of the leg work in the market research and analysis?

Hello everyone,

New to REI, but am in love with it so far. Hopefully closing my first single family rental in the next couple days, but want to keep going. I am doing tons of research and think I know what i would like to do and where I would like to go. However, I would love to find a mentor - someone who has done 100+ deals, knows the current market or is actively investing still that I can learn from and bounce questions off of.

So all of that to say, where is a good place to find a mentor like this? Should I just find someone like this on BP and ask them?

@James Wise, good post. I full agree. I’ve just been getting into this and all over YouTube are things like “start investing in real estate with no money!” Frankly I think that is pretty unrealistic for most. If you don’t have any money to invest, chances are your not in a place with financial responsibility to start investing in real estate yet.

I’m a newer investor, closing my first deal while living overseas. So far it’s been a pretty smooth process. Here at the end there was a hiccup needing to get a power of attorney, and then needing me to get the document mailed (who still does that?!) and notarized while being overseas. I figured there are probably people who have figured out how to make this process go smoothly from another country. Asking for tips if anyone had them. Thanks!
