I assume you are representing the buyer in this transaction.  RCW 61.34 can be successfully navigated, but it is best to get an attorney who is familiar with the law to provide guidance.  PM me if you would like a recommendation.

I don't think you'll find any brokers that do solely commercial in Long Beach.  I own property out that way and have considered apartments there in the past.  Never found a broker that specialized in commercial.  You looking at the Beach Center apartments?  I had my eye on that property for a bit.  Seemed like a reasonable value - especially if you convert a few of the apartments to short term rentals.

Hi Mike.  Glad to see another Puyallup native join the group.  I grew up in Puyallup and buy both single family and multifamily in the area.  Deals are tougher to find these days, but they are still here and there.  Tell everyone you know you invest in real estate.  Some of my best deals came about because a friend, family member, or neighbor knew I bought rentals.

I drive by that property routinely. The roofs don't appear to be in very good shape. I'd plan on replacing them sooner than later. You're probably looking at another $15-20K in new roofs alone.

Scott S summed it up pretty well. We had a murder in one of my family's rentals in East Tacoma. TPD found the body in the crawl space. Best to spend a little time in the neighborhood you're interested in after dark and see how it is in person. I prefer to own units in N. Tacoma or Puyallup. Numbers aren't as good there, but I'm willing to pay a premium for those units.

I used Matvey to repair a foundation and was very happy with the quality of their work. Fairly reasonable price too.
