I'm curious to hear from folks actively selling on lease option about their buyers' experience in refinancing out of the lease option period/agreement. Provided that they are creditworthy, are your buyers consistently finding lenders that will refi a lease option and consider the lease period as seasoning? Or are the buyers having to bring more cash to the table to refi? Thanks for your input!

Bob, did you ever get a relevant answer to any of your very specific, thoughtfully crafted questions in the original post? I too am curious about the implications regarding insurance, statements, and seller credits at closing.

With regard to the bank statements portion, designating and third party servicer to whom you send your monthly payment, who then actually pays the underlying mortgage and provides an accounting could help alleviate those concerns.

I agree with @Brian Gerlach that it would be worth running the numbers for short term rental in your area. Live-in STRs are a lot easier to self manage without becoming a part time job, helping you avoid high management fees. You could even clean and do your own turnovers. Depending on how flexible you and the kids are and what your custody arrangement is, you could even use the kids rooms to generate revenue when they are at Mom's. Might have to get scrappy! It seems to me that the flip rate, i.e. the percentage of home sales that are flips, can be a useful measure in taking the "temperature" of a market and as a supply/demand indicator. But, what is the best source for this data point? Alternatively, what is the best practice for calculating this rate from raw data? Most of the studies that I find posted are too old and/or too general to have any relevance. Thanks!

I'm looking at a building of 4 individually pinned 2/2 condos that is out of my area. Anyone have any thoughts on the best way to finance them. One commercial loan? Four individual mortgages? Thoughts? Ideas?
