Post: First Time Home Buying after Chapter 13 Discharge.

I just got out of chapter 13, Made all my payments in full to satisfy the courts. Now I am wanting to purchase our first primary home so we can quit paying rent. I have gotten so many conflicting answers on whether or not I can get funding to purchase a home. I am self employed so like all self employed business owners I take any and all tax advantages available. So there sets another obstacle to overcome to get a home loan. I would love to be able to purchase the home with my new REI company and have me personally pay the REI company to show on my investment portfolio if that is even possible. Some guidance is needed from anyone with experience with Chp 13 discharge and getting a first time home loan or investment property loan. Thank you for your time reading this post.

Hello Everyone, I would like some help being shown the right direction on finding someone to fund a construction project. I have owned an Automotive Repair Business since 2015. I am to the point where I am tired of paying rent to for the shop we currently operate out of. I have found land that I would like to purchase under my real estate investment company and build a new shop on that property. I would like to find someone that would fund the land purchase/building project. (10-12 months project time). After the build is over I would get a conventional loan (appraisal value will be way higher than build costs) to pay back the funding. I want to do all of this under my REI company and have my other business pay rent to my REI company to help grow my REI portfolio. I will be happy to go into greater detail about the project with an interested party via private message. Thank you for your time reading this and I hope I get pointed in the right direction to make this project happen.

Congratulations on taking the first step.  If I can make a suggestion, as a new investor why don't you pick one location in NC and do your due diligence?

First, what do you want to invest in?  Buy & hold, buy, rehab & hold?

Then understand the location.  Every area is different and your pricing, rentals, and rehabs can change from block to block.  Are you looking for an A, B, or C class area?  Are you looking for a specific price range, cash flow, or return on a rehab?

These are very few of the things you should consider, so concentrating your efforts in one place to start is probably a good idea.

 I have two areas in NC that I am familiar with.  One is on one end of the state where I have my business and the other is on the other end of the state where I live.    I plan on starting out with buy & hold then working towards rehab & hold.
